This gorgeously traditional 5 bedroom villa, surrounded by sunflower fields, olive groves and vineyards, takes in the most magnificent view to one of Italy's finest medieval towns, Todi.

Ground floor: Spacious and comfortably furnished open plan living/dining room with open working fireplace and dining table and chairs. Large well-equipped kitchen (oven, hob, toaster, coffee machine, blender, fridge freezer, kettle and dishwasher), with table and chairs for 6 people. Second smaller sitting room with two day-beds, sofa bed and open fireplace. Double bedroom with en-suite bathroom with shower. Cloakroom/WC.

First floor: Master bedroom with private furnished terrace and en-suite bathroom with bath and shower. Two double bedrooms. Twin bedroom. Bathroom with bath and shower cubicle.

The villa's flexible layout make it perfect for extended family, two families holidaying together and for a romantic retreat.

GARDENS & POOL

The views from the garden across the Umbrian countryside towards Todi are outstanding. The gardens are laced with stone walls and Mediterranean shrubs and flowers, there are four marble-topped tables in the gardens, a fruit orchard and a kitchen garden with herbs. The outdoor barbeque is an open stone grill, Italian-style, with a ready supply of logs. The logs can be used outdoors or to stoke one of the three indoor fireplaces or the cast iron stove. The garden also has badminton and boules equipment for you to enjoy.

The pool area is enclosed by hedges, roses, and chestnut beam fencing, making it easy to supervise children. There are plenty of sun loungers, a big canvas umbrella and areas with good natural shade.

The pool measures 5m x 12m and is open from the end of April to the end of September.

Situated in the heart of Italy, just 7km south of the picturesque medieval town of Todi, Villanova boasts splendid views, a private pool, generous garden grounds and some lovely countryside walks right from the doorstep. The house has been restored to exacting standards with medieval stones and modern amenities and is featured in the book of dream Italian homes called 'Restoring a Home in Italy' by E.H.Minchilli.

The house lies in an ideal position for visiting many of Umbria's famous hilltowns, with Assisi, Spoleto, Orvieto, Deruta and Perugia all within an hour's drive, or you can hop into Tuscany where you will also find Cortona, Arezzo & Siena are all within easy reach for a day trip. Umbria, itself has a wonderful network of picturesque hill towns, where wandering through charming cobbled streets and little alleyways can lead to the discovery of a wealth of architectural treasures, artisan shops, frescoes and oil paintings, Romanesque and medieval churches, along with some wonderful trattoria's with menu's that delight in using only the best locally produced food and wines.

Umbria is also famous for music, celebrated at world famous outdoor summer festivals that include Umbria Jazz in Perugia and The Festival of Two Worlds in Spoleto. Hand painted ceramics are an art of this region, and nearby Deruta is well know for its ceramics and wonderful choice of artisan shops. Some of the wines produced in this region are simply outstanding, including the celebrated red wines of Montefalco, and you can also visit the wine museum near the vineyards of Torgiano.

Todi is a fine medieval town with many good restaurants, pizzeria's and gelaterias. There are also some wonderful restaurants in the surrounding area but, if you would like to arrange to have someone in to cook for you, Villanova's housekeeper is a great country cook with an exceptionally warm and jovial personality and, with a little forward planning, we can arrange for her to come in and cook for you.
