YOUR ACCOMMODATION

An absolutely charming traditional villa with bags of character and plenty of space for a multi-generational family holiday or for a group of friends. The accommodation is made up of a large villa and a small one bedroom cottage annex that are only rented together so everything is completely private. In front of the villa is a furnished terrace and purpose build BBQ, the garden grounds are fenced and provide wooded areas, vast swathes of lawn, herbaceous borders and a generously sized swimming pool.

Ground floor: Large spacious lounge divided into two comfortably furnished sitting areas by a terracotta archway and incorporating a central open fireplace and piano. Fully equipped professional kitchen (gas hobs, electric oven, toaster, kettle, Mocha coffee machine, filter coffee machine, microwave, dishwasher and fridge/freezer) with plenty of space to prepare meals for large groups of people. Second smaller kitchen (gas hobs, oven, fridge and small freezer) with small table and chairs, is perfect when cooking for smaller groups or to prepare light snacks and drinks. Spacious dining room, with table and chairs to seat 20 people, accessed from the kitchen down a couple of steps and through a stone archway. Double bedroom. Large bathroom, adapted for the disabled, and with washing machine. Double bedroom. Twin/double bedroom. Two bathrooms, one with bath and one with shower.

First floor: The bedrooms are all beautifully decorated and feature original terracotta floors, exposed stone walls and area features the restored original frescos. The bedrooms are as follows: Two double bedrooms, both with en-suite bathrooms. Twin/double room with en-suite bathroom. Two independent suites each with double bedroom, living room with double sofa bed and a bathroom with shower. Also on this floor is a hallway leading to a balcony terrace overlooking the front garden and terrace below. All of the bedrooms have ceiling fans.

Cottage: Sleeps 2
Small independent cottage that is accessible for people with disabilities and limited mobility. Double bedroom with satellite TV and ceiling fan. Bathroom (wet room) with shower. Small kitchen oven, hob with table and chairs.

GARDENS & POOL

The villa is situated in two hectares with meadows, colourful flowers, olive trees and a natural wood of ash, oaks and old cypresses. The grounds are open for guests to explore and relax. There is plenty of furniture outside including table and chairs, sun loungers and benches.

Private pool measuring 7m x 14m with a depth of 1.2m - 1.4m. The pool has roman steps for entry and exit. The pool is surrounded by sun loungers and umbrellas. Pool open May to September. Pool towels are provided.

KNOW BEFORE YOU GO

Set on a hill, in the heart of the Chiana Valley close to the ancient medieval town Marciano della Chiana is the elegant Villa Poggio le Vignacce. Providing panoramic views of the valley, with the Montecchio Castle in the distance, it is a beautiful place to stay, relax and explore. Ideally positioned within easy reach of the most important artistic cities of central Italy making for many wonderful day trips out to Florence, Perugia and Siena.

The closest town to Villa Poggio Le Vignacce is Marciano della Chiana at just 1.5km away. Marciano della Chiana is a fortified town entered through an impressive city gate with a beautifully preserved bell tower. In Marciano della Chiana you will find all the basic facilities: a restaurant/pizzeria (osteria La Vecchia Rota) and an eat-in and take-away pizzeria, a cafe/gelateria, 2 grocery shops, pharmacy, post office, bank, bakery (open on Sunday mornings), butcher. Cesa is just 2.5km away and has a supermarket, which is open on Sunday mornings, a very good bakery (Panificio Menchetti) and a very good patisserie (Pasticceria Fabio&Gianni). 7km away is the beautifully preserved town of Lucignano, along with a couple of small supermarkets, butchers, bakers, several restaurants and speciality shops, it is a delightful town to walk around. Just 9km away is the historical town of Monte San Savino, here you will find several restaurants, cafes, bank, petrol station and a larger grocery store.

The Valdichiana Chiana Valley south of Arezzo is one of the largest valley's in the Apennines. The Etruscans were the first civilisation to drain its marshlands transforming it into their bread-basket. Surrounded by hills and ancient hidden towns, the Valdichiana is home to flourishing farms and the prized Chianina cattle, who are believed to be one of the oldest breeds in the world. The town is also the birth place to high Renaissance Italian sculptor Andrea Sansovino, one of his early altar pieces still remains in the Church Of Santa Chiara in Monte San Savino. The town has all of the important local amenities such as a petrol station, bank, postal office, shops, cafes and some restaurants. The picturesque town is also home to a diverse collection of medieval and Renaissance palaces.

Villa Poggio Le Vignacce is also ideally located for taking advantage of the wide range of cultural opportunities, with Cortona, Arezzo, Lake Trasimeno, and Perugia all being within easy reach.
