Lower ground floor: Accessed externally from the garden, the lower ground floor has been made into a comfortable studio with double sofa bed, small kitchenette with 2 ring hob and fridge, ante-chamber with double wardrobe. Bathroom with shower.
Also on the lower ground floor and accessed externally via an independent entrance is a large laundry room with washing machine and large fridge - perfect for cooling copious quantities of deliciously crisp dry white wine!
GARDENS & POOL
A wide furnished terrace acts as an extension to the house and provides an ideal place for alfresco dining. From the terrace you can access the tower terrace via a narrow spiral staircase. From the tower terrace you have fantastic 360 degree panoramic views.
The swimming pool is situated in the gardens below the main terrace and is accessed via steps down from the upper garden and house. A wide furnished terrace also surrounds the large freeform pool: 12m x 6m with a depth of 1.2m to 2.4m, 3 steps down into the water and excellent views.
The house and garden grounds are well screened and afford a lovely sense of privacy whilst, from just about everywhere, are fabulous views over the Sabina countryside. Entrance is through a gated driveway that leads to the house.

This lovely independent villa with terraced garden grounds and private pool is situated within walking distance of the walled medieval village of Collevecchio in Sabina, just an hour northeast of Rome. The house offers a magnificent view over the valley and hills that are the countryside of Sabina. Shops, cafe bar and restaurants are within walking distance.
The Villa itself has a contemporary 'Italian' feel and is set in beautiful mature garden grounds with lawns, pergolas and sun terraces at different levels and a large freeform swimming pool set into the terrace below the house. Despite the close proximity of the village at only 500m, the peaceful nature of these little villages along with the fabulous views of the valley, with its landscape of olive groves and vineyards, means you get the best of rural locations along with the convenience and facilities offered by a charming medieval village.
The charm of this relatively unknown area, with its olive groves and vineyards and its proximity to the medieval and renaissance delights of Italy also makes it a wonderful place for a perfectly relaxing and cultural holiday. In this idyllic location you are within easy reach of the hill towns of Etruria, Umbria and southern Tuscany. Within about a half hours drive are the Sanctuary of Vescovio, the Abbey of Farfa, the Church of S. Andrea in Flumine and the Church of S.Elia Nepi. The natural reserves of Tevere-Farfa, Monte Soratte, Monte Rufeno, Selva dell'Amone and the WWF Oasis of Pian S. Angelo and Alviano with Monti Reatini are within easy reach and offer bird-watching opportunities and hiking.
Other wonders for the interested and independent traveller include the Etruscan Necropolis around Viterbo, the Marmore Falls, the Monster park of Bomarzo, the cities of Viterbo with its thermal baths, Tuscania and Civita di Bagnoreggio. The lakes of Bolsena, Vico, Martignano and Bracciano and the cities of Todi, Spoleto, Narni and Orvieto are about an hours drive. Also within easy reach for day trips are Perugia, Arezzo and Siena.
The train station at Collevecchio has a frequent service to Rome. Collevecchio, a fine medieval village in its own right, has shops, restaurant, bank, post office, pharmacy and supermarket market. There are many excellent traditional and untouristy restaurants located in this area, great food and they won't eat into your holiday funds too much.
Collevecchio also has a direct connection by train with the airport Leonardo da Vinci 1h 40m. The trip into Rome on the same train takes 1 hour. If you reserve in time you can also rent a car in Collevecchio.

Two cats have access to the laundry room via a cat flap and are cared for by the house keeper.
The spiral staircase to the tower terrace is particularly narrow.
