Set in the rolling hills of Northern Umbria, close to the Tuscany border, Fontefaggio is a beautifully restored 16th century country house with breathtaking views of the surrounding countryside. The house sits in grounds of approximately three acres and retains many original features (including chestnut beams, exposed stone walls and internal brick archways, flag stone floors/ceilings), some of which are of historical importance. The house has marble flooring throughout, granite work surfaces in the kitchen and limestone in the bathrooms. The house also contains many original oil paintings and Persian rugs. Total restoration was completed in 2007.

Although the house has a secluded feel, the quiet village of Fratticiola Selvatica is within walking distance at just under 1km away. In the centre of Fratticiola there is a Sidis supermarket (with adjacent bar) that is well stocked with local produce. There are two additional bars in town, a butcher and a baker. Although there are no restaurants within walking distance of the house there are some excellent restaurants within a 10 to 15 drive. Alternatively, although you may feel it difficult to tear yourself away from such a great kitchen, with notice it is possible to arrange for a cook to come in and prepare meals.

The towns of Perugia, Assisi, Gubbio, Urbino, Arezzo, Cortona, Todi, Siena and Spoleto are easily accessible by car. The Adriatic coast, with some marvellous beaches, is about 1 hour 40 minutes away and Rome is about 2 hours.

Ryanair now flies to Perugia. Ancona airport is good/efficient and the road from Ancona to Perugia quite good. Of course, you can also fly to Bologna/Forli, Florence, Pisa or Rome. A new motorway is currently under construction that will cut 20 – 30 minutes of the commute between Perugia and Ancona/Adriatic Coast.

Accommodation

Fontefaggio is a substantial family house built on three levels and comprising 5 bedrooms (three double (three en-suite) and two twin - (one with two single beds and one with two 4'6" beds). A large modern and well-equipped kitchen, an extremely spacious living area on the ground floor, an upstairs lounge and a total of 4 sophisticated bathrooms. The house also has a cot and high chair.
On the ground floor there is a large living room with wonderful arches, fireplace and comfortable sofas and armchairs, a 42” flat screen TV/DVD and CD player. At the other end of the house is the large kitchen which is equipped to a very high level – breakfast bar, microwave, dishwasher, oven, 5 gas hobs, fridge/freezer, washing machine/dryer, toaster, coffee machine, food blender, etc. Between the kitchen and living room there is a large dining room with seating for 10 people. All rooms on the ground floor have access to the huge terrace. A portico on the terrace at the rear of the house contains another heavy wooden dining table with 10 chairs, here you can dine alfresco overlooking the wonderful views.
Stairs lead from the dining room to the first floor. Here there is a second living room with TV, DVD and CD player – complete with an excellent collection of DVDs and CDs. From this room there are two double bedrooms, one with a king-size bed the other with a double bed. One of these rooms has an ensuite shower room and toilet. There is a very large third bedroom on the first floor that has twin single beds. The family bathroom has both a shower and bath.
Further stairs lead to the top of the house and the final two double bedrooms, each with a super king-size bed. They are both spacious rooms and very comfortable. Both bathrooms have a shower and bath – one being a spectacular free standing roll top bath.

Grounds

The house sits in grounds of approximately three acres. The terrace on the back of the house has a portico with table and chairs and a fenced garden laid to lawn joins the terrace. Parking is to the front of the house.

Pool details

The private pool (12m x 5m) lies on an olive terrace approximately 15m below the house and is the ideal spot to take in the sun and relax. The deep end is 1.8 m. There are 10 ‘loungers’ at the pool, umbrellas and chairs. There is a spring-water shower at the poolside. Pool towels provided.

Access road

The drive up the steep, winding road to the village of Fratticiola is pretty impressive with wonderful views of the countryside. The property lies down a lane (white road) just beneath the village.

Security Deposit

On arrival you will be asked for a security deposit of €500 or £400, payable in cash. The security deposit will be returned to you at the end of your rental.

Arrival Times

Arrivals expected between 16.00 - 19.00 hrs. If you are going to be late, you MUST advise us or the owner/keyholder in advance. Property to be vacated no later than 10.00am on day of departure.
