This authentic and traditional independent holiday villa with terraced garden grounds and private pool is situated next to the medieval walled village of Collevecchio in Sabina, just an hour northeast of Rome. The house offers a magnificent view over the valley and the green countryside of Sabina and is within walking distance of the village which has shops, café bar and restaurants.

The house has been beautifully restored to retain its Sabine authenticity and style and and the name of the house "Sotto le Mura" translates as "under the walls". Despite the close proximity of the village you have here the 'feel' of the countryside that surrounds you; this is partly due to the peaceful nature of these little villages, but also to the fabulous views of the valley with its green landscape of olive groves and vineyards. Here you get the best of both worlds, the views of the countryside with the facilities offered by a charming medieval village.

The charm of this relatively unknown area, with its olive groves and vineyards and its proximity to the medieval and renaissance delights of Italy, makes it a wonderful place for a perfectly relaxing and cultural holiday. In this idyllic location you are within easy reach of the hill towns of Etruria, Umbria and southern Tuscany. Within about a half hours drive are the Sanctuary of Vescovio, the Abbey of Farfa, the Church of S. Andrea in Flumine and the Church of S.Elia (Nepi). The natural reserves of Tevere-Farfa, Monte Soratte, Monte Rufeno, Selva dell'Amone and the WWF Oasis of Pian S. Angelo and Alviano with Monti Reatini are within easy reach and offer bird-watching opportunities and hiking. Other wonders for the interested and independent traveller include the Etruscan Necropolis around Viterbo, the Marmore Falls, the Monster park of Bomarzo, the cities of Viterbo (with its thermal baths), Tuscania and Civita di Bagnoreggio. The lakes of Bolsena, Vico, Martignano and Bracciano and the cities of Todi, Spoleto, Narni and Orvieto are about an hours drive. Also within easy reach for day trips are Perugia, Arezzo and Siena.

The train station at Collevecchio has a frequent service to Rome. Collevecchio, a fine medieval village in its own right and on the doorstep, has shops, restaurant, bank, post office, pharmacy and supermarket market. There are many excellent traditional (and untouristy) restaurants located in this area, great food and they won't eat into your holiday funds too much.

Collevecchio also has a direct connection by train with the airport Leonardo da Vinci (1h 40m). The trip into Rome on the same train takes 1 hour.

Accommodation

The house can be entered from the front or the rear. The easiest is to use the rear entrance from the terrace as this brings you directly into the spacious living room with sitting area and kitchen. The kitchen (oven and hob, fridge with small top freezer, dishwasher, kettle and toaster) is open plan to the dining room with a breakfast bar acting as a natural room divider. From the dining room you can go directly out onto a wide furnished terrace with BBQ oven and table and chairs for alfresco dining. From the dining room a wide archway leads into the sitting room with stairs up to the first floor bedrooms and bathrooms. Cloakroom with a toilet and a washing machine.

First floor: One double bedroom with en-suite bathroom with shower. Twin bedroom. Bedroom with bunk beds. Bathroom with bath. From this floor you also have the door to the front of the house as this level is on the upper terrace.

Grounds

A wide furnished terrace with built in BBQ acts as an extension to the house and provides an ideal place for alfresco dining. There is a vine covered loggia that runs along the side of the terrace and along the ancient walls of the garden. The swimming pool is situated on a lower garden terrace with a railled path along and down from the upper garden and house. Mature terraced garden grounds surround the house.

Prices stated are when renting the house for 4-5 people. When renting for 2-3 people the weekly prices will be reduced by £80 per week

Security Deposit

On arrival you will be asked for a security deposit of €350, payable in cash. The security deposit will be returned to you at the end of your rental.

Arrival Times

Arrivals expected between 15.00 - 19.00 hrs. If you are going to be late, you MUST advise us or the owner/keyholder in advance. Property to be vacated no later than 10.00am on day of departure.
