This elegant 18th century villa, located in the fertile and charming Valdichiana, just half-way between Arezzo and Cortona, has always been in the family of its present owner. The villa Vitiano is such a large villa that it has been possible to make three smaller, self-contained apartments in the wing at the back, each of which has its own separate and private entrance. The beautiful garden overlooked by the villa featuring century-old trees, sweet-smelling wisterias and colourful flowers perfectly matches the stonework of the old barns, the old baking oven, the old stables enclosing its perimeter; the latter now converted into a nice open loggia make the garden seem to run endlessly into the large lawns (once the farmyard) framed by a cypress tree-lined path and housing the estate's swimming-pool. Right next to the villa, only separated by the road running along the route of an ancient Roman road, stands the family chapel onto which leans the lemon-house with its charming Italian-style garden, its vegetable garden and the lemon-garden with its imposing century-old oak-tree, a sort of hortus conclusus framed by the nearby mountains bounding the valley. The location of Vitiano makes it an ideal base from which to explore the rich valley of the Valdichiana, and the historical cities of Arezzo, Cortona, Montepulciano and Perugia where you will find masterpieces by such artists as Piero della Francesca and Beato Angelico to admire. Orvieto and Assisi are within an hours drive, and the beaches, islands and water-sports of Lake Trasimeno and Castiglione del Lago are within 30 minutes.
The accommodation here is 'faded grandeur' within a very intact and original setting. The villa and apartments are comfortably furnished with antique or traditional Tuscan country furnishings. Kitchens are traditional, simple and functional. Bathrooms are modern.
Accommodation
From the garden, an external stone staircase leads up into a spacious living room with double sofa bed and a large stone fireplace with engraved coat of arms. The room offers a charming view of the garden and the cypress-tree lined path against the backdrop of the imposing medieval fortress of Civitella della Chiana. A low wall acts as a divider between the sitting area and the kitchen. Double bedroom. Bathroom with shower. The apartment features the original cotto-tiled floors and exposed beam work and is simply furnished with traditional Tuscan pieces. Cerini can interconnect with Casa di Bruno apartment and the villa.
Garden grounds
Spacious garden grounds surround the villa and apartments. The pool is shared, but in its separate and extensive garden surrounded by cypress trees it is easy for everyone to find their own corner. An attractive shaded loggia, where you can eat or play ping-pong, has been created by opening up the stable block between the villa garden and the orchard.

Security Deposit
On arrival you will be asked for a security deposit of €120, payable in cash. The security deposit will be returned to you at the end of your rental.

Arrivals expected between 16.00 - 19.30 hrs. If you are going to be late, you MUST advise us or the owner/keyholder in advance. Property to be vacated no later than 10.00am on day of departure.
