Casale San Giovanni, located near the village of Cantalupo in Sabina, dates from the 1600's. In this idyllic location you are within easy reach of the hill towns of Etruria, Umbria and southern Tuscany: Orvieto and Assisi are each only 70km away, while Rome and Viterbo (with all the Etruscan sites) are within 50km. Also within easy reach for day trips are Perugia, Arezzo and Siena. The train station, with a frequent service to Rome, is in Stimigliano only 8km away and the small towns of Cantalupo and Poggio Mirteto, with shops, restaurants and good weekly markets are within a five minute drive - although, if your feeling energetic you can walk to cantalupo in about 20 minutes. There are many excellent traditional restaurants located in this area and a good supermarket is within 5km.
Accommodation
Two beautiful old stone buildings have been combined to create a wonderfully spacious independent house in a lovely location overlooking surrounding countryside. From the front of the house a covered furnished terrace nestles between the two buildings from which the kitchen and the dining room can be accessed whilst steps to the rear rise to the back garden where a furnished terracotta terrace runs along the length of the house and extensive views open out towards the private pool and beyond into the valley below.
Inside the houses are connected by a passageway that runs from the living room to the rear of the kitchen. Ground floor: Double doors lead into a large well equipped kitchen 5 burner gas hob and electric oven, sandwich toaster, scales, fridge/freezer. Utility room with washing machine. A passageway behind the kitchen connects to the living room in the other building, in the passage there is a narrow metal spiral staircase to the east wing and just before the living room at the end of the passage is a cloakroom with whb and wc. The main living room runs the whole length of the larger of the two buildings and features brick archways and heavily beamed ceilings and the original flagstone floors. This room is divided visually by the archway and split level floor to create a dining area and a living room with large open fireplace. A wide spiral staircase leads up to a spacious first floor landing and the two ‘master’ bedrooms of the west wing.
WEST WING: Large double bedroom with four poster bed (super king size), en suite luxury bathroom fully tiled with travertine tiles, shower with large ‘rain’ type shower head – alan says ‘it’s just great’! Bedroom 2: Large double bedroom with super king size bed, chaise lounge, large antique wardrobe, en suite luxury bathroom with travertine tiled walls and terracotta tiled floor, large ‘rain’ head shower. From the landing a double door leads out onto a porch with steps down onto the terrace and back garden.
THE TOWER: The tower room is accessed from an external staircase (with the original wood oven incorporated into the wall of the stairs). Entrance is into a large bedroom with polished terracotta flagstone floor and large super king sized bed, wardrobe, open fire and en suite bathroom with bath with shower.
EAST WING: From the passageway that runs behind the kitchen is a narrow spiral staircase from which you have access to the east wing. The bedrooms (2 twins and 1 double) on this side of the house are quite basic but may be made available on request for guests who require the house for more than 6 people. Bathroom has bathtub with shower attachment. A double door from the hallway opens to the back garden.
Grounds
The gardens are secluded and private with pine and olive trees providing shade. A furnished terracotta terrace runs along the length of the house and extensive views open out towards the pool and beyond into the valley below.
To the side of the house and down a little path is a large octagonal conservatory with French style stove that would make a really pleasant place to sit of an evening if there was a chill later in the season.

Security Deposit
On arrival you will be asked for a security deposit of €400, payable in cash. The security deposit will be returned to you at the end of your rental.
Arrival Times
Arrivals expected between 16.00 - 19.00 hrs. If you are going to be late, you MUST advise us or the owner/keyholder in advance. Property to be vacated no later than 10.00am on day of departure.
