This very spacious Italian villa enjoys a fine position overlooking vineyards and the surrounding Sabine countryside. The house is made up of two semi detached Villas that independently provide accommodation for 8 people but together provide very spacious accommodation for up to 16 people with eight bedrooms and eight bathrooms, most en-suite. The garden grounds are quite extensive with plently of space for children to run freely and adults to sit and relax. The private pool is located in a quiet spot with its own gardens overlooking the most amazing views. Next to the swimming pool is a pool house with changing facilities and shower.

The location of the house in the unspoilt Sabina countryside just an hour North of Rome makes it perfect for exploring the many places of interest in Lazio as well as Umbria and Tuscany. Rome is an enjoyable day trip with its enormous historical and cultural heritage of revealing archeological sites, splendid renaissance and baroque palaces and of course the Vatican City, sovereign seat of the pope and home to the largest collection of art and antiquities in the world.

The world of the Etruscans is also nearby to the west Viterbo, Vulci, Cerveteri and Tuscania with is interesting Etruscan tombs. One may also embark on a pilgrimage tracing the footsteps of St. Francis of Assisi which starts at Rieti and winds its way north through some delightful countryside visiting the many holy sites connected with the patron saint of Italy. Inevitably, Assisi is well worth a visit with its mysterious churches, other-wordly atmosphere and naturally the majestic frescoes by Giotto in the Basilica of Saint Francis. Umbria is also the home of music from the famous “Festival of the Two Worlds” at glorious Spoleto to the more up-beat jazz festival in the Umbrian regional capital, Perugia. Other sites of interest in Umbria include the Cascate delle Marmore at Terni - the highest waterfall in Europe at 100mtrs. Orvieto should not be missed with its underground necropoli and arguably the most beautiful gothic cathedral in Italy. Tuscany is closer than one would think with its panorama which, in some places, hasn’t changed in 1000 years. Renaissance glory can be found at Arezzo and Cortona, Siena and Florence.

Accommodation

Large private garden grounds, well stocked with plants and olive trees, excellent views over the valley and with large pergola covered terrace and barbecue. The terrace and the internal floors are paved in Tuscan terracotta. Perfect for alfresco dining is the terrace which is situated to the rear of the house; here it is a pleasure to sit with a glass of wine admiring the views. Underground garage with room for six car's is hidden out of sight underneath the house.

Inside the accommodation is very spacious, and with full central heating is a perfect choice for holidays at any time of year. Please note that this is a pair of semi detached houses that combine to make a great private house for up to 16 people. The accommodation as a result is split between the two villas to provide accommodation as follows.

Ground floors: Two huge living rooms with satellite TV, dining area, fireplace, large south-facing sun windows/french doors that lead directly onto the patio and gardens. Two fully-fitted kitchens with dishwasher, washing machine, oven and hob, fridge/freezer. Two breakfast areas. Two twin bedrooms with en-suite bathroom with shower (wheelchair friendly). First floor: Two double bedrooms with en-suite bathroom with shower. Four twin bedrooms with en-suite bathrooms (2 have a shower, 2 have a bath with shower).

Grounds

Large well manicured private gardens divided with a wall, each with a pergola covered patio and BBQ. Well stocked with olive trees, with excellent views.

Pool details

The pool is immersed in its own fenced garden with excellent views over the estate. The surround is paved in terracotta where the umbrellas, deckchairs, loungers and armchairs are situated. There are 2 dressing rooms each with showers, WC and wash hand basin. The pool is 14 x 7 mtrs with a depth of 1.2m - 3m.

Security Deposit

On arrival you will be asked for a security deposit of €500, payable in cash. The security deposit will be returned to you at the end of your rental.

Arrival Times

Arrivals expected between 16.00 - 19.30 hrs. If you are going to be late, you MUST advise us or the owner/keyholder in advance. Property to be vacated no later than 10.00am on day of departure.
