This converted Farmhouse is perfectly charming with a covered veranda - ideal for alfresco dining, and an enticing swimming pool. The views are delightful; mountains, valleys, hill towns, olive groves and orchards provide an overwhelming spectacle from three sides of the villa. Watching the sun set from either the furnished terrace, the well kept lawns, the pool or the house is bewitching! Fifty kilometres north-east of Rome, following the eastern bank of the Tiber River and the Sabine Hills, lies the territory of Sabina. It is a magical land of castles, little towns connected by lovely, winding roads, elegant restaurants and family run taverne, and breath-taking scenery wherever you go. The charm of this relatively unknown area, with its olive groves and vineyards and its proximity to the medieval and renaissance delights of Italy, makes it a wonderful place for a perfectly relaxing and cultural holiday. In this idyllic location you are within easy reach of the hill towns of Etruria, Umbria and southern Tuscany. Within about a half hours drive are the Sanctuary of Vescovio, the Abbey of Farfa, the Church of S. Andrea in Flumine and the Church of S.Elia (Nepi). The natural reserves of Tevere-Farfa, Monte Soratte, Monte Rufeno, Selva dell'Amone and the WWF Oasis of Pian S. Angelo and Alviano with Monti Reatini are within easy reach and offer bird-watching opportunities and hiking. Other wonders for the interested and independent traveller include the Etruscan Necropolis around Viterbo, the Marmore Falls, the Monster park of Bomarzo, the cities of Viterbo (with its thermal baths), Tuscania and Civita di Bagnoreggio. The lakes of Bolsena, Vico, Martignano and Bracciano and the cities of Todi, Spoleto, Narni and Orvieto are about an hours drive. Also within easy reach for day trips are Perugia, Arezzo and Siena.

Ground floor: large open-plan living/dining room has a high-beamed ceiling, brick floors with ornamental fireplace, sofa, arm-chairs, TV, DVD player, CD player, lots of CD's, a few English language books and a Piano. Light and airy kitchen with toaster, kettle, microwave oven, fridge and washing machine, a door leads out onto a furnished covered outdoor terrace with barbecue. One air conditioned bedroom with double or twin beds and door to the garden. Bathroom with tub and hand shower. Single bedroom with door to the garden. First floor: a stairway from the living room leads to an open loft with a queen size bed, ceiling fan, and ensuite bathroom with shower. All windows have mosquito screens. Central Heating. No Animals! No Smoking!

Security Deposit
